Maybe it's an excerpt from Ted Sheckler's Real Estate Mogul Mania due out in hardcover next week...He also points out that equity is for suckers, and only an idiot would use his mortgage interest as a tax deduction when he could enjoy the comfort of spending cash on rent...and get free light bulbs for the hallway and never have to shovel the walk....
The thought that rent is better than paying down a home boggles my mind. Mortgage interest is a fantastic tax deduction...And you can play your record player really loud and not worry about irritating old man McGillicudy in 12b

My rent goes up about $100 every year like frikkin clockwork. Fuck that, I want a house. At least that way I know what I'm paying for is mine.

It's a lifestyle choice, most people prefer to have a place they call their own. I prefer to have someone responsible for things if my toilet breaks or my pipes burst. Then there's property taxes. I've done the home ownership thing before, and can't say I liked it a bit. Maybe if my kid lived with me full time and I was married and all that crap I'd feel differently, but there is no reason for a single guy to own a home unless he really likes working on stuff and paying taxes.

I can't believe I'm *gasp* agreeing with Don, but I do.
The Mr. and I rent....we have ever since we've been together (which is since a few years out of college). When you've got the wife who pushes a stick to get around and a husband with allergies and asthma, it's not like either one of us is all that thrilled with the concept of yardwork or other home repairs (which means we'd wind up paying someone to do that crap). Plus, we move a decent amount (we planned on leaving NJ a few years before we did, but even still....). We've got a great place in a complex here in AR that is 2 bed, 2 bath, bigger than what we had in Souf Jersey and much less expensive. It's in a great area and we don't have kids, so for us it's ideal.
Yes, we could afford to buy (especially around here), but since we don't think we're going to be here for more than 4 years and the work required to make a house "Kimothee friendly" and upkeep are other factors, it's just not worth it.
...and yes I should have noticed the age of this thread, but I do think the point is still relevant. There are lots of good reasons to buy property, but there are also lots of good ones not to.

I rent, it sucks because my LL sucks. I rent a single detached house. Fuck co-existing with other people.
Ive debated the whole rent vs buy thing...Id like to buy, just not yet.
The house I live in costs about $275,000 on the current market.
If I put $55,000 down (20%) my mortgage would be about $1150/month + $300/month in taxes.
i pay less than that in rent, plus I split it with my girlfriend and I dont put any money out except first, last and sec dep.
So for me, right now - its worth it. Especially if you have a roomate/girl/boyfriend. Renting allows me to budget pretty accurately..i know my bills are X a month. No surprise home repairs, etc....so I know in a year's time approximately how much money I'll have in the bank. My goal is to put like 1/2 down on a house to get me a 5-600/month mortgage and then relax. Housing is the biggest expense, so if you get that out of the way you can chill.

Just remember to factor in the lovely property tax increases if you buy in NJ.
And renting does make sense for some people, like Kimothee. As for the tax savings, you get a deduction, NOT a tax credit.
